    Development Background

In 1976, Joseph J. and Joseph T. Amoroso formed Amoroso Development Company (“ADC”) for the purpose of real estate development. As the development affiliate of the Amoroso Companies, ADC has been active in the development of a vast array of properties, including single-family homes, commercial office, hotels, multifamily and self-storage facilities. Single Family Homes

From the beginning, the focus of ADC was to build high quality production and custom single-family residences. Over a 15 year period, ADC developed and built hundreds of homes in the San Fernando Valley and Westlake Village. More recently, ADC has carried on its legacy of homebuilding by constructing both single family homes and townhomes in the Briggs Village project located in Olympia, Washington.

    Commercial Office

ADC has developed numerous commercial office buildings in Southern California, including its corporate headquarters located in Calabasas, California. Over the years, ADC has refined its expertise in the design and construction of Class A medical office facilities. ADC has developed a 16 acre medical campus in Thousand Oaks, California that the Company began working on in 2001. Today, the Thousand Oaks Surgical Hospital and 3 adjacent medical buildings are considered the premier medical campus in Ventura County.

The Amoroso Companies have owned over 4,000 multifamily units throughout the United States. In addition to stabilized assets, ADC has developed numerous multifamily projects, with the most recent being the Bellerive Residences. Completed in 2011, the Bellerive Residences are a 63 unit luxury apartment complex that is the benchmark for newly constructed multifamily in the West Los Angeles market.

Taking advantage of its vast hospitality experience, ADC expanded into the development of hotel properties by constructing several hotel properties, including The Inn of Lancaster, a 102 unit motel, in Lancaster, California, the Mandalay Beach Hotel, a 250 room Embassy Suites resort in Oxnard, California, as well as a 156 room Embassy Suites hotel and a 90 room motel, both in Lompoc, California.

Seizing an opportunity to enter into the evolving self-storage market, the Company developed 7 self-storage facilities throughout Southern California. To date, the Company owns and operates all 7 facilities, which are primarily located in the San Fernando Valley area of Southern California.
